What applies to every member: points, reservation, and each party’s obligations. Pricing →
The Affinités Circle (cercle.affinites-immobilier.ch) is a service of Affinités, Avenue de Lavaux 70A, 1009 Pully, Switzerland. It privately matches owners and private buyers, then passes to each the contact details the other has allowed, once both have said yes. It is an introduction brokerage service (article 412 of the Swiss Code of Obligations), without negotiation.
These terms apply to anyone who lists a property, describes a project or buys points in the Circle.
Listing a property, describing a project and the anonymous proposals are free. Only the introduction is paid: one point per party, at the double yes. The buyer must also hold a valid buyer passport (CHF 190 excl. VAT), which verifies the financing. There is no subscription.
One point equals one introduction. Points are bought singly (CHF 290 excl. VAT) or in packs: 3 points CHF 690 excl. VAT, 6 points CHF 1,190 excl. VAT. At launch, owners pay half price: CHF 145 excl. VAT per introduction, CHF 345 for a pack of 3, CHF 595 for a pack of 6. The current price list is published on the Pricing page.
Payment is made online through SumUp, on a payment link. Points are credited on confirmation of payment; the balance is shown in the seller or buyer portal. There is no free top-up in francs.
Points are valid for 12 months from purchase. They may be used only for the services of the Circle. They cannot be converted into money nor refunded in cash; a point unused at its expiry is lost.
Saying yes to a proposal requires an available point. At the first yes, the point of the person who said yes is reserved: it is held, not debited.
When the other party says yes in turn, each confirms and their point is debited; the allowed contact details are then sent to both. The debit is final once they have been sent.
The reserved point is released automatically if the other party has not said yes within 10 days, and immediately if they decline. It is also released if you withdraw your property or project before the double yes.
Affinités shows anonymous cards (wider area where needed, price as a range, no name or photo), reviewed by a person before they are shared; passes on only the contact details each has allowed, and only after the double yes; reserves, debits and releases points under article 4; processes data under the privacy policy.
Affinités guarantees neither a proposal, nor an introduction, nor a sale, nor a price.
Give accurate information; list only a property you own or are authorised to sell; act as a private individual; for the buyer, hold a valid passport; use the contact details received only for the property concerned, without passing them on to third parties; not canvass other members.
The Circle points the way; it does not negotiate. Viewing, price and contract are settled between the parties, who remain free to conclude or not. A property entrusted to the Agency under a mandate is never proposed in the Circle.
After the introduction, either party may hand the rest over to the Agency, under its own services and a separate mandate. It is an option, never a condition.
The Circle is reserved for private individuals. Brokers, estate agents and anyone acting for them have no access. Everyone declares this on entry. Any reported canvassing, or any false declaration, leads to exclusion by Affinités, which blocks access.
Affinités is liable for the proper performance of its service. It is liable neither for the accuracy of the information given by members, nor for the outcome of their dealings with each other, within the limits permitted by law.
Data are processed under the privacy policy of the Circle.
Affinités may adapt these terms; the version in force is published on this page, with its date. Points already bought keep their validity period.
Swiss law applies. The place of jurisdiction is Lausanne, subject to the mandatory jurisdictions provided by law, in particular in favour of consumers.
